Hi there! I know that you have a ton of REALTORS® in this area to choose from, so I truly appreciate you taking time to find out more about me!
Originally from St. Louis, MO (Go Cardinals!), I found my way to Fredericksburg through the Army. Growing up, I never did think I would move out of St. Louis and away from my family. I also never thought I would fall in love with a soldier. But as fate would have it, I did, and I wouldn’t change a thing! Over the past 8 years, through moves across the state, across the country, and across the world, I have been given the opportunity to learn new cultures, explore new towns, and appreciate what makes a place a “home”.
My journey in real estate started unexpectedly. I loved hitting open houses, touring new construction in my area and other areas I visited, and binge watching HGTV on the weekends (I mean who doesn’t?). With a degree in marketing and international business, I never considered becoming a REALTOR®. But then I was offered a job at a commercial real estate firm. I knew real estate was something I could take with me wherever the Army sent us, and I loved to learn new things, so I was in! 3 years later, after learning the ins and outs of the commercial real estate world and managing million-dollar portfolios of office/ warehouse space, the Army moved us to Fort Leonard Wood, MO. Heading to what people called “Fort Lost in the Woods”, I knew if I wanted to continue in real estate, I would have to switch gears and concentrate on residential. Excited to be in a new town and anxious to be starting my own business, I focused on my passion for people. I made it my mission to ensure every relationship with my clients was always built on trust, hard work, and genuine care for each individual person and their needs. Since that day, I have been able to educate, support, and help people in different communities navigate through one of the biggest investments of their lives. Whether it was expectant parents trying find the perfect home to raise their baby, a retiree find a tranquil spot to relax after years of working, empty nesters readjust to a smaller space, a woman achieve her dream of homeownership when others told her she never would, and everyone in between, I have been lucky enough to be a part of their story. Talk about life changing! I know I am exactly where I should be, doing exactly what I should be doing.
In addition to being a REALTOR®, I am a mom to a handsome little boy and an adorable fur baby (a mini- schnauzer named MAX)! I love to travel, to learn, and to meet new people. I love all things sweet, ranch over ketchup any day, and absolutely hate when pickle juice gets on my French fries! I have a LOVE for baseball, but more importantly, the St. Louis Cardinals. Yes, I am one of those fans who collects the bobbleheads and keeps score at every game!
Enough about me. I look forward to meeting you someday soon and hearing your story!

Hi there! I’m Cat Dobson.
I’m mama to three littles (including a set of twins!) and married to a great guy who is a FXBG native!
I grew up in Alexandria, but made the move to Fredericksburg nearly 15 years ago when I showed up in town as a wide-eyed freshman at Mary Washington. After exploring the area during college, I fully fell in love with Fredericksburg and decided to stay forever! I have thoroughly enjoyed getting involved in the community through the years, and love spending time volunteering at my church or helping my daughter read to the sweet kitties at the SPCA.
I have a background in interior design and would love to help you stage your home to sell! If you are thinking about selling, call me a few months before you would like to list your home and we can work together to make your home well staged and more marketable.
Whether it be buying or selling, I understand just how important these decisions are. It’s not just a house, its a home – where growth, happiness, love and life all happen through the years. It represents so much more!
I look forward to working with you, and assisting you in any way that I can!
